About the Yarrington Extension (FM 150) Project

The Yarrington Extension is a new roadway alignment extending Yarrington Road from the existing RM 150, west of Arroyo Ranch, to I-35 in Hays County. Planned as an interim two-lane roadway that will ultimately grow to a four-lane divided road with a shared-use path, the project requires right-of-way acquisition from private landowners along the new corridor, with ROW work anticipated in 2026-2027.

⚠️ The Yarrington Extension is a brand-new alignment through fast-growing parts of Hays County. Land values along the corridor are rising quickly — the county's appraisal date may not reflect current market conditions. Get an independent review before you sign.

What Their Offer May Miss

The agency's appraisers work for the agency — not for you. Their initial offer routinely omits significant categories of compensation you may be entitled to under Texas law.

Rapidly Appreciating Land Value

Hays County land has appreciated dramatically in recent years as the Kyle/Buda area grows. The county's appraisal date may lag actual current market conditions.

Development Potential Loss

Land near the new Yarrington Extension interchanges, including the planned overpasses and roundabout, may carry significant future development potential. If a taking eliminates your ability to develop that land, the lost potential is fully compensable.

Remainder Tract Damage

Odd-shaped or landlocked remainder parcels after a taking may be worth significantly less than before — especially for developable tracts along the new alignment.

Agricultural Income Loss

Ranches and farms along the corridor with active agricultural income may have that income discounted or ignored in the county's initial offer.

Access to the New Roadway

Properties losing direct access due to the new signalized intersections, roundabout at Roland Lane, or overpasses at Old Stagecoach Road and 6 Creeks Boulevard may suffer severe access damage that must be independently quantified and compensated.

Improvements & Structures

Residential structures, barns, fences, irrigation systems, and other improvements in the take area must be accurately replaced or compensated at full replacement cost.

Frequently Asked Questions

Is the Yarrington Extension a Hays County project?

No. The Yarrington Extension is being delivered by Hays County, not TxDOT. ROW is still acquired under Texas eminent domain procedures, and you have the same rights to negotiate and contest the offered compensation.

My land is in a rapidly developing part of Hays County — will the county account for that?

Not necessarily. The county's appraisers value your land as of the appraisal date using comparable sales. In fast-moving Hays County markets, their data may lag. An independent appraisal can capture current market realities and development potential.

What if my property has future development potential?

Development potential is a legitimate and compensable element of land value. Hays County's appraisal may use raw land comparables that don't reflect your property's highest and best use. An independent appraisal can make this case.

Is National ROW a law firm?

No. National ROW is a right-of-way consulting firm, not a law firm. We do not provide legal advice. We help landowners understand their options, quantify damages, and negotiate with Hays County.

Which parts of the Yarrington Extension are active?

Final design and right-of-way acquisition for Segments 1 and 2 are underway for 2026–2027. If you own land along the corridor from RM 150 to I-35 and have been contacted, call us immediately for a free review.
